Why You Want a CPM Working for YOU

Our very own Aaron Batley is a certified CPM by the Institute of Real Estate Management (I.R.E.M.). This national organization is devoted to the development of professional real estate management and is a division of the National Association of Realtors. Certified Property Managers (CPM) are recognized as experts in real estate management, and they are at the top of the profession. Like Aaron, 70% of those who hold the CPM designation hold the highest management positions in their offices (owner/partner/officer/director). Aaron is a founding partner of Balboa Realty and Newport Beach Vacation Properties and also owns Bungalow Basics, a linen supply company servicing vacation rentals in Newport Beach.

The Certified Property Manager (CPM) designation granted by IREM was created to recognize individuals uniquely equipped to preserve and enhance the value of your real estate asset. As the social and economic factors affecting all types of investments become more complicated, the need for highly trained, experienced and professional property and asset managers has increased.

Executive Ability
The majority of CPM members hold positions of high responsibility and leadership in their companies, serving as owners, partners, officers or directors. IREM’s educational programs emphasize the development of executive abilities, so that CPM members possess all of the skills and knowledge essential for effective leadership and management. Having a CPM member managing your property means that you have someone who is versed in more than just fixing the plumbing and collecting the rent. A CPM is equally as comfortable justifying rent increases to your tenants as they are calculating and maximizing your ROI.

Experience
In order to qualify for the CPM designation, Candidates must demonstrate at least five years of effective property management experience and effective full-time decision making activity in real estate management. Experience is one of the defining qualities of a CPM. Like Aaron, the average CPM member has more than 18 years of real estate management experience.

Ethics
CPM members must abide by the Code of Professional Ethics of the Institute of Real Estate Management. Any violation of this Code subjects the CPM member to possible suspension or revocation of the designation. Integrity is critical when you trust the management of your investment to another. A CPM member's commitment to this code requires the use of the utmost care in managing your property and handling funds. You can trust your real estate investment to a CPM.

Community of Professionals
In order to retain the designation, a CPM members are required to maintain membership with the Institute of Real Estate Management including the National Association (NAR) of Realtors and California Association of Realtors (CAR) as well as the local Board of REALTORS® here in Newport Beach (NBAOR). Membership provides CPM members with the access to a community of established professionals as well as a wide range of services which contribute to professional practice and expertise.

Value
CPM & ARM members provide you with the expert services of a well-rounded management professional. If your portfolio includes real estate, your most valuable asset is a CPM member. Choose a real estate manager with the proven abilities, integrity and reliability, industry knowledge, and management expertise required to enhance the value of your real estate asset.
