How to Find a Rental Without Any Rental History

Providing proof of rental history is often the best way for landlords to see what kind of tenant you were in the past. This allows them to contact your past landlords and get a reference about you and describe their experience renting to you. Landlords and property management companies are looking for tenants who take care of their rental and pay their rent every month on time. So what happens if you're applying for your first rental and you don't have rental history? Although rental history is important, it's not the only way to be accepted as a new tenant. Reputation is Key 

Even if you don't have a reliable rental history, you still have a reputation and can still prove you are an ideal tenant. You can use your reputation to your advantage by provide a list of people who would be happy to give you a positive reference. These people can be friends, coworkers, bosses, past roommates etc. Giving a wider range of references is a good idea to show that you have people from all ages and parts of your life to vouch for you. Getting a letter from your current company is another great idea. You'll want the letter to state your name, position, length of time you've worked there, your current salary and a signature from either your boss or someone in HR. It doesn't need to be long, just short, sweet and to the point. The last tid bit of advice would be to let the property management company know that you are able to have a co-signer on your lease if this is an option for you. This gives the property management company extra security and are more likely to want to rent to you.

If you are worried about being looked over during the rental process, one way to stand out is the proactively prepare some documents to show the landlord or property management company. One of the most important factors to be considered is your current income. Print out a copy of your last 3 months of pay stubs to prove that you have adequate income to cover the cost rent each month. If you have been employed for a few years, you can also print a copy of the last 3 or so years of income tax returns to show you’ve been employed and have a history of generating income. Have you ever paid bills in the past? Show that you did so each month on time. If you feel comfortable, another way to prove your an ideal candidate with enough money to pay rent is to print out bank statements of your checking and savings accounts. A property management company will often require a credit check to be run on all applicants, but if you already have a credit report, bring that in as well. You can easily do this online and your bank will often do it for free. The property management company might still choose to run a credit report of themselves, but it always helps to be transparent. Proving all of this information will make your landlord feel confident that you will be back to pay your rent in full and will never be late.
